WHEN TO CALL US
Mold can begin to grow on wet materials within 24–48 hours. An assessment tells you whether there is a problem, where it is, and what it will take to fix it.
Roof leaks, plumbing failures and hurricane water intrusion — find hidden moisture before it spreads.
An independent report gives buyers, sellers and agents facts to negotiate on — deals don't need to break.
Smell it but can't see it? Air sampling detects what a visual check can miss — behind walls and in ductwork.
Condensation, sweating ducts and poorly maintained HVAC systems are common sources in South Florida homes.
Clearance testing confirms the cleanup worked and contamination did not spread to other areas.
Documented findings and lab results to support the mold damage claim you file with your insurance agent.

Ask how it works →Florida law separates mold assessment from mold removal on the same property. We only inspect, test and report — so there's no incentive to find a problem that isn't there, or to make one look bigger than it is.
A tip: be cautious with "free mold testing" from companies that also sell removal.

SERVICE AREA
FREQUENTLY ASKED QUESTIONS
Anywhere moisture collects: under kitchen and bathroom sinks, around the washer and dryer, behind furniture on exterior walls, under carpets, above ceiling tiles and inside HVAC systems and ductwork.
Only small areas. EPA guidance says you can usually clean mold covering less than about 10 square feet yourself. Above 10 square feet, Florida law requires anyone you hire for the cleanup to hold a Florida mold remediator license — and professional help is strongly recommended. In every case, if the water source isn't fixed, mold comes back. An assessment finds the source and shows how far the growth has spread before you spend money on the wrong fix.
Not necessarily. Unusual mold levels can be remediated and the home returned to normal condition. Our report gives you and your agent the facts to negotiate repairs or price.
The final step after remediation. We retest the treated areas to confirm the work was successful and that contamination did not spread to other parts of the home.
PRO-LAB's standard turnaround is the end of the next business day after it receives the samples; same-day and rush analysis are available for an additional fee. We confirm when your written assessment will be delivered at the time you book.
